Hartford to build 350 houses on greenfield

So Hartford are to build 350 houses with three different new roads to join Ballafletcher, the old Oak tree roundabout and quarterbridge. So many questions, but this strikes me as a horrendous idea for the following initial reasons:

1) building on greenfield in Douglas is completely unnecessary. Aren’t we supposed to be a UNESCO biosphere?

2) imagine how horrendous the traffic is going to be at the oak tree roundabout and quarterbridge - areas which are already very busy without an additional 350 houses needing access

3) the ‘consultation’ by Hartford comes with little detail and interestingly they haven’t yet published the environmental impact survey referred to on the website

4) the issue in the IOM at present is a lack of housing of those looking to buy their first property. This isn’t going to do anything at all to help with that issue. This seems like the exact type of development many MHKs said that they would no longer support

There is a desperate need for new build houses in and around Douglas.

People want to live in detached house with drives and garages and gardens.

This is long overdue and they will all sell very quickly.

Not everyone wants to live in the middle of a town which is why these estates are always so popular.

Horrendous Flooding on that road and it cascades water down Braddan Road towards the oak tree, during heavy downpours.

Is this consultation before planning is submitted? Has planning been granted? Is it a given?

If they have already lobbied the area plan then its a given, developers don't give a toss about planning, they lobby hard at the area plan stage which a lot of people don't notice after which planning is largely impotent ! Oh and then get a tame MHK on board to stand before the public and tell them what a good idea it is..... This is how Ballasalla ended up in the state it is !

Totally correct. Worked on Houses on Strang Road years ago and had to break into existing Storm and Foul main pipes and the flow then was well above half way. And that was 30 plus years ago. So it has to be alot worse by now

I’m guessing you probably live in one of those executive new builds right next to the proposed site that was also built on greenfield land about 20 years ago 😂

Unless anyone knows differently, doesn't all of this area ultimately drain out through Douglas Harbour?
