Due to the nature of my employment I am aware of numerous landlords who do not issue rent books or tenancy agreements. I am also aware of one local landlord who is quite ruthless in throwing people out on the streets in the Douglas area.

He gets away with it because the young couples who are his tenants are not aware of their rights.

Whether any tenant has a rent book or not an agreement exists in practise and they still have rights in law. The advice from ripsaw should be followed.

OFFICE OF FAIR TRADING.

Thank you very much everyone I really appreciate all the support it makes me feel so much better. As you can imagine it has been one hell of a day. The one thing that is keeping me going at the min is how my daughter was s o lucky to get off so lightly. It could have so easily been so much worse. If the sink had actually fallen on her properly it would have smashed her leg to pieces had the pipes not slowed it down. I dread to think what could have happened if it had hit her somewhere else.

The landlord in question is notrious for not keeping up repairs on his buildings and for being a little Hitler (hint hint).

I know he is just trying to use scare tactics at the min and at the time it did work because I have been having such a crap day.

I will get on to the office of fair trading first thing in the morning. I tried the Environmental health today and they said they could do nothing.

I am not going to let this lie though because he gets away with far too much to too many people.

If anyone else has anymonre suggestions pleaase leave them as every bit helps at the min.

Thank you all once again and I will keep you updated of what happens.

It wouldn't happen to be Mr Xxxxxxx in question would it as that seems like the sort of thing he does and usually gets away with.

You fight him girl he has got away with things like this for far too long.

Edit by ans to remove name

I don't think we need to mention names. How about the tenants organizing themselves into a collective action group. Mutual support is a great thing.

Good luck.

I'm answering this under my wife's login, as I can't be bothered with all the crap that goes on on these forums generally, but:

Be aware that your landlord CANNOT evict you without a court order. An eviction notice, no matter what lawyer it comes from is NOT sufficient to evict you legally.

Your landlord may try and make things difficult for you, but it's he who is in the wrong by not providing you with a rent book. He - in theory - has a lot more to lose from this situation than you do. Go straight to Consumer Affairs/Citizens advice, and seek legal help if necessary.

Thirdly I think we CAN + SHOULD name names here Bill

Actually, you shouldn't as, with all due respect, you have no way of guaranteeing that Gem's story is accurate or true and to name the person leaves the poster and this forum wide open to legal repercussions. By all means skirt around the name with hints, but please don't jeopardise these forums for your own principle.

I am going to fight this all the. Not only am I suffering but it is what could have happened to my daughter and that is the scariest thing ever.

Everyone is right he has got away with it for far too long and he's not going to get away with it from me. I'm feeling better today, ready to fight. I will ring up at 9am and make an appointment with a lawyer, and I will see the Office Of Fair Trading later on.

Miracles do happen and he has actually got his workmen here at the moment, they arrived at 8.15am, must realise he is in deep doo doo. Still no water though, really starting to smell, LOL.

Thank you once again everyone you really are being great.

I will keep you updated with what happens, keep your fingers crossed for me.

Ans my story (as you put it) is very accurate and true I can assure you of that. I would not come on here seeking help for something that was not true.

Of course, I believe your story, I'm just pointing out that naming and shaming people based on somebody's word on an Internet forum is not a very good idea. While your story might be true, the next person who comes on making allegations might be maliciously defaming someone.

hirdly I think we CAN + SHOULD name names here Bill,
No we shouldn't. It's not big, it's not clever and can lead to legal action and possibly closure of the forum. I have every sympathy for GEM. However, GEM's circumstances are not imporved by naming names. In fact, it could make matters worse. If the landlord, or someone who knows him, reads this board - they could make things worse. How will that help GEM and family?

i think we all know who the landlord in question is?

In which case, there is absolutely no need to name them. I am sure that many people suspect they know who it is. If they want to confirm it, they should privately PM or email each other - that's what those facilities are there for.

I would even go so far as to suggest that the mods xxxxx out the individuals name.

I thought I already had. Is there another one I just can't see? PM me if there is.
