Does this price include the following:

 

Remove bath, sink, radiator & fittings

Remove any cupboards, doors and skirting boards

Remove and dispose existing wall plaster

Prepare walls and treat with antisulphate and SBR slurry coat

Plaster the walls using SBR sand & cement render

Apply the wall tanking slurry

Install a wall to floor joint / barrier joint

Apply the second coat of tanking

Spend 2-3 Days re-rendering walls and putting up studwork & insulation

Re plaster the walls with multi finish plaster

Re-instate the bathroom

Supply and fit new skirting boards

Clean up and pay skip hire etc?

(Sounds like a 12-14 day job for two men plus materials to me!!!!)

So you've had a quote or two for £7000 that you think is too much - answer - get a better quote or don't have the work done.

 

According to some self appointed internet expert this work is much cheaper in the UK - answer- go & live in the UK.

 

You've written to the OFT about a company who have provided you with a quote which you are under no obligation to accept - answer- don't complain to a government department when you have nothing to complain about, it costs us all money.

Tanking is only usually required if the external ground level is above the floor level of the internal rooms. If it isn't then a horizontal damp proof course should be the preffered option. If the house was brick then the damp proof is injectied into the brickwork, both internally and externally. If its stone then the chemicals are injected into the Morter surrounding the stone, more difficult and longer process and hence more expensive. Damp walls above the new damp proof will take months to dry out and the internal walls may require replastering.

Exactly, you do not price a job like this "per wall" The numbers quoted for similar work in the UK are also way off the mark. I have a feeling the OP is winding us up.

You are a " damp proofing specialist" and I claim my £10.00 finder of spammers fee.

 

 

However if you are not spam... No you're a hypo. people suffer from moulds!! Ffs get a grip we are human we evolved in bloody caves if you have problems with breathing turn the heating off and open a bloody window ... rant rant.

Just for the record this is a northern hemisphere country with high humidity and in the winter months the solar angle max here on the Isle of Man is at 12.5 Degrees with 7.5 hours daylight as opposed to 59.5 Degrees in the height of summer and 17.5 Hours daylight - many people live in areas surrounded by hills and in the winter see as little as 1 hour of direct weak sunlight before it goes behind the hills and humidity levels of up to 100% so opening a window to remove damp from a home is a joke- By Early February the sun has only slowly climbed to about 18 Degrees solar maximum angle above the Earths Horizon and makes little difference

I wrote to the OFT who have logged this complaint, however there are not enough complaints for them to investigate.

 

That was a wasted exercise.

It would not be a wasted excercise if you were admitted to hospital with Damp related illnesses such as pneumonia - I know because i held the hand of someone that died in hospital because of it and believe me it is not funny.

Or employ a UK firm, put the lads up in the Sefton for as long as it takes. You'll be quids in. It saves you gambling with the local 'specialists' (some are ok some are downright cowboy)

This is quite right. There are a lot of people on the Isle of Man that employ tradesmen to come over here from the UK to install windows and put extensions on their homes etc. The problem with this is that this is monies going out from the IOM economy and into the UK economy - but you can't blame people. there are cases of not just damp proofing companies but tree surgeons and unblocking drains that are often four times dearer here

I guess from this you are the one that wrote the quote: The firm that did the quote never even bothered to measure the area involved - took photos - wrote out a report and made this quote up out of thin air even quoting for the removal of skirting ist board in my living room that does not exist. There is no need to remove the sink or radiators. The radiators are no where near the affected damp area - nor is the sink. There are no Cupboards doors and only one skirting board and the cylinder cupboard put in the quote to be removed does not need removing because the shelves and floor come out easily and is exoposed once the bath is removed leaving nothing more than a shell. Even another tradesman admitted this. The only thing that needs removing is the bath. I have researched the prices into materials see below.

The Damp proofing Company Quoted me £6911-10 Including 5% VAT or (£6582-00 Excluding VAT) to do internal damp proof works on my home.

(Known as internal tanking).

 

 

JOB DESCRIPTION From the Damp Proofing Company THE ESTIMATE

 

 

Ground floor

 

Front room left (Lounge) Floor

Rear room left (Bathroom)
The floors are of solid concrete construction, therefore, they are not included in our survey.

Walls

Visual evidence confirmed by instrumental readings, indicates a problem of penetrating damp through the left wall in both areas extending to the left section of the front wall and the left section of the rear wall of the bathroom.

Visual evidence confirmed by instrumental readings, indicates a problem of rising damp in the front and left walls of the lounge and the left and left section of the rear wall in the Bathroom.

It is evident that attempts have been made some 9 months ago to remedy the problem but this appears to have temporarily held the damp back and it is now showing through the plaster board which was ‘dot and dabbed’ directly onto the wet walls. (See attached photographs)

 

Recommendations
Walls

We will carry out the following treatment.

Remove the bath and airing cupboard from the left wall of the bathroom.

Remove all the wall boarding extending onto the dividing wall between the two rooms for 1 metre from the left wall.

Remove any wall plaster behind the boardings.

Install the Sovereign Aquaject Low Odour damp proofing system in the masonry of the walls detailed above.

Install a wall to floor joint to the left wall in both areas extending onto the dividing wall for 1 metre.

Apply anti sulphate to the wall areas to be tanked in a two coat application.

Apply a render coat to a height of 1.3 metres above floor level.

Install the Sovereign Hey’Di wall tanking system to the walls to a height of 1.3 metres above floor level.

The tanking system is to be applied onto the floors adjacent to the treated walls for a distance of 30 centimetres.

 

Front room left (Lounge) Continued……….

Rear room left (Bathroom)

Supply and fix treated timber studding to the walls, insulate and apply plasterboard, skim to a smooth finish.

Supply and fix new skirting boards to the lounge walls.

Refix the bath and airing cupboard in position.

Note:
As discussed with Mr Cain, the shelf in the front recess of the left wall in the front room will not be reinstated.

Allowance has been made for a rubbish skip for works to the inside of the house. In the event that the external re-rendering is carried out at the same time, only one skip will be used and this will be reflected in the final invoice.

No allowance has been made for any re-tiling within the bathroom. We suggest an amount in the region of £500 be allowed for a tiling company to carry out this work.

 

MY BREAK DOWN OF MATERIAL COSTS IN DAMP PROOFING MY HOME (SMALL DETACHED COTTAGE)

Remember the total area for the two rooms to be treated is 11.2 Metres Square.

Below i have quoted prices based on 13 Square Metres of area to be treated to allow for natural wastage or minor error.

Removing and reinstating my Bath

 

Removing and reinstating my Bath: Local Plumber : Materials and Labour based on 5 hours work including 2 trips : £192-50. (Airing Cupboard does not even need to be removed as confirmed by another tradesman as once the bath is removed and the shelving and floor are removed from the airing cupboard it is just an empty shell.)

 

Chemicals involved in damp proofing my home:

 

 

The Materials the company intends to use to damp proof my home are made by Sovereign and consist of:

 

1. Sovereign Aquaject

2. K11 Tanking Slurry

3. SBR

4. Barrier Mortar

5. Anti Sulphate.

 

I contacted Sovereign in the UK to enquire as to how much these chemicals would cost to treat up to 13 Metres Square.

 

1. Sovereign Aquaject 1 X 5 Litres Cost = £54.75

2. K11 Tanking Slurry 2 X 25Kg = £61-24 each (so £122-48)

3. SBR 1 X 10Kg = £75-84

4. Barrier Mortar 1 X 25Kg = £61-91

5. Anti Sulphate = 1 X 5Kg = £57-50

 

Total for these main chemical compounds to damp proof my home = £372-48 including VAT and Delivery to the Isle of Man from the UK.

 

The Finishing off Material costs: (Mainly Living room Only)

 

I contacted a local builders merchant about the other remaining materials used in finishing off damp proofing my home based on 7 Metres of walling and was quoted as follows. based on length of living room being just under 5 metres. Most of this applies to the living room only.

 

Here i deliberately made it about 7 instead of 5 Metres to allow for any natural wastage and incorporated some of this for the bathroom.

 

In the case of my bathroom, finishing off does not really apply as the damp treatment is under the bath only. There are no walls to be studded and no skirting board required in the bathroom.

Example i would not have plasterboard studded under my bath or multi plaster finishing off - only tanking works as above. Some finishing of to the wall left of the bath has been incorporated here

 

 

3 sheets 2400 x 1200 x 12.5 plasterboard £ 6.44 ea

3 sheets 2400 x 1200 x 50mm ballytherm insulation £18.76 ea

OR

3sheets 2400 x 1200 x 62.5 o/a insulated plasterboard £44.88 ea

 

2 Bags multi finish plaster £ 5.68 ea

10 x 100 treated timber for studding £ 1.48 p/m

 

The final materials add up to

 

3 X Plasterbord Sheets 3 X £6-44 = £19-32

3 X Sheets of Ballytherm Insulation = 3 X £18-76 = £56.28

2 X Bags of multi finish plaster = 2 X £5.68 = £11-36.

10 X 100 Treated Timber for studding 10 X £1-48 = £14-80

 

Skirting Board for my living room Perimeter being under 14 metres based on my matching skirting board in the bathroom to a height of 119mm £2-48/PM excluding VAT

I need 14 Metres so therefore £2-48 X 14 Metres length = £34.72 add 20% VAT = £41-66. (Note i have no skirting boards in my living room so there is none to remove) but it is in the quote.

 

SUB TOTAL = £19-32 + £56-28 + £11-36 + £14-80 + £41-66

 

Total for finishing materials = £143-42

 

SKIP HIRE ( Three Yard Skip)

 

Unlimited time £100 inclusive of VAT.

 

 

SUMMARY MATERIAL COSTS TO INTERNALLY DAMP PROOF MY HOME

 

The area to be internally damp proofed in my small detached cottage consist of 4.5 Metres of wall length in the living room adjoined to 2.5 Metres of wall length under the bath in my ground floor bathroom separated by a partition wall.

 

One Metre of the partition wall needs to be tanked along with 0.3 Metres of wall at right angles to the living room wall and 0.3 Metres of wall at right angles to the Bathroom wall all at a height of 1.3 Metres.

 

In otherwords the total area to be internally damp proofed is actually 11.2 Metres Squared.

 

 

All materials prices are quoted at 13 Metres Square to allow for wastage or minor error and include VAT and are Isle of Man prices. The overall area to be internally tanked is 11.2 Metres Square.

 

Tanking Materials for 13 Metres Squared = £372-48

Finishing materials are mostly for the living room only (But allows for bathroom where applicable) = £143-42

Removal and reinstating bath = £192-50

Skip Hire = Unlimited time £100

 

TOTAL FOR ALL MATERIALS INCLUDING SKIP AND REMOVAL AND REINSTATEMENT OF BATH = £808-40 (Including VAT at 20%)

 

The Job is estimated to take 10 to 12 days some of which are only half days to allow plaster and other treatments to dry out for the following day.

 

The Estimate for labour and Materials is £6911-10 including 5 % VAT

 

All Materials including skip hire and 5 hours estimate for removal of my bath are £808-40 including 20% VAT.

 

The labour Charges are equal to the Quote minus the Overall price for materials all including VAT.

 

£6911-10 Minus £808-40 = £6102.70

 

So i am being charged £6102.70 for 10 to 12 days of labour of which some of these days are only half days.

 

MAIN POINTS - PEOPLE SUFFERING IN DAMP HOMES - SUMMARY OF WHAT THESE PRICES MEAN - ISLE OF MAN V UK PRICES FOR DAMP PROOFING A HOME

 

The prices cannot be justified.

 

Dampness in homes is a major issue on this island and can lead to health problems as well as ruining the fabric of the home and increasing energy costs to heat these homes.

Moulds can kill - Dampness in contact with electrics can cause fire.

 

The elderly are often admitted to hospital with damp related illnesses including chest infections.

 

It is wrong to state : "We cannot compare UK prices to prices being charged here on the Isle of Man" as this is fundamentally wrong.

 

There is not a couple of Hundred pounds difference here to allow for shipping and other fuel costs - It runs in to thousands of pounds.

 

UK PRICES TO DAMP PROOF TWO SMALL WALLS IN A HOME

From the table my case is a Detached house (Cottage) with no damp proof course in wall £600 per wall.

 

I have two small walls £600 X 2 and the cost to damp proof these two walls including materials labour and VAT is £1200 in my case i have to add removal and reinstatement of a bath and skip hire and it come to £1200 for Materials and Labour + £192-50 for Bath + £100 for Skip Hire TOTAL = £1492-50 inc VAT

 

Here on the Isle of Man i am being charged £6911-10 inc VAT.

No one listed in the UK paid anything like £6911-10 for damp proofing works.

 

The closest description to my case is based in London where they quote £130 per square Metre to include materials, and labour.

This is almost identical works to my case above and covers either two walls or more.

 

If you use this london example.

 

My case is £130 per square metre which includes all materials and labour X my own area 11.2 Metres Square = £1456 + £192-50 for Bath removal and reinstatement + £100 for unlimited Skip Hire =

£1748-50.

 

Here on the Isle of Man remember they want £6911-10 inc VAT to damp proof my home.

 

In the UK to damp proof my home would be within the price range £1492-50 to £1748-50 - Other links back up these prices and my figures prove that we are being overcharged by damp proofing companies to about 4 times that of the UK.

 

There are only a limited amount who specialise in this field here on the Isle of Man with similar prices.

 

People from the Isle of Man are employing tradesmen from the UK to put extensions on their homes, install new windows plus other because of prices like this including damp proofing works.

 

This is Monies going out of our economy and into the UK economy.

 

Dampness in homes is serious and can lead to illness and or hospitalization and death or even fire - Many people live a lone or are elderly and these prices cannot be justified - And for those of you that say "If you don't like it there is a boat in the morning" I wish to state for the record that my myself and my deceased family were and are Manx and i do not like people suffering in the name of Greed for Money.

It's not just price - being sure a local company does a good job is not always easy. I visited a local band of cowboys whe did 'something' for an elderly lady, while there I read them the riot act; they returned the money in 24 hours. Taking one of the Island's top advocates with me may have helped.

 

I've found that the local companies can vary between good and very poor.
