It needs more than income based means testing, they need to identify those that have more than a set income who have no dependant children and evict the greedy feckers to go and rent privately so as to free up the property for families who currently have to rent privately but have an income below the set threshold...simples.

And start recouping the repair and upkeep costs from those who choose to wilfully inflict damage and unnecessary wear and tear to their accommodation. Rather than the ratepayers footing the bill - every time.

They should put social housing into one department then sell the lot to a property management people.                                                                                                                                                                                                                                  

Would pay off the MEA debt, Rates would go down as staff in commissioners would not be needed, No more capital spend on social housing. The whole island would benefit instead of a few.                                                                                                                                                  

If there are 7,000 social housing on the island if each property was sold at an average of £80,000.00 this would raise £560million bang on to pay off the debt.

They could start by moving single parents and couples with no children out of the 3 and 4 bedroom properties. Fully agree with HE, take the properties away from those that rely on them for votes. Get the whole housing system run correctly for once.

Transfer entire public housing stock to a housing corporation charity.

Charge market rents.

Allow sales at a small discount and use funds to build new social, public, etc housing.

pay increased benefits ( where there is already means testing ) to those who can’t afford. Don’t invent a new means test.

Invest profits in additional housing.

There are three things at present.

Insufficient stock of right types, especially sheltered, but also in general

Tenants with good incomes still getting subsidised rents

Tenants staying put in larger units after family has left and not downsizing, blocking those who need 4 bedrooms.

I agree with all but would differ slightly on your item 4 John. Instead of just increased benefits, why not bring back work schemes whereby those claiming benefits who are able to work do so. Pay them a wage for doing work. Or am I over simplifying things?
